Located in one of Beverly Hills’ most exclusive communities on Bowmont Drive in the Mulholland Scenic Parkway Specific Plan Area, this Tuscan Style Villa was purchased by one of our repeat clients, a talented Grammy Award winning artist who chose to gut renovate the entire estate.
The residence contains three separate buildings spread out on over an acre of land. With outdoor terraces and patios included, the total area of the project is over seventeen thousand square feet.
Very content with the results of the three story Penthouse apartment that we had built and designed for him overlooking the high-line in Manhattan, he asked us to reassemble our team again for this project.
The first action we took, which we perform on all of our projects, no matter the size or scale, was to lidar scan the entire premises. Once we received a 3D point cloud of the property, our team modeled the existing conditions in order to create a digital twin of the estate as a working Building Information Model.
This BIM data was used in order to begin to study the scope of work for the renovation of the building. The model has served as a design and coordination tool for the entire team on the project, and it will serve as an as-built document for Owner reference and maintenance of Estate for years to come.
Structurally, we chose to modify the buildings to improve the views of the canyon and the natural flow of the ground floor space. The entry sequence of the main house was very labyrinth-like and we were able reposition the main entrance to the center core of the main building and create an efficient and dramatic entryvestibule and main corridor that allow for better circulation and privacy within the main house upon arrival.
Given the seismic nature of the area, the new structural design was done with great care to modify and improve the existing structural system without major overhaul. By scanning again after exploratory demolition, we were able to navigate new openings around key structural members.
In addition to structural modifications, the buildings’ MEP and Fire Systems are being completely redone. New Sprinkler, Electrical, Plumbing and Mechanical systems are now being coordinated from within the BIM model for accuracy so that the previously messy, haphazard contractor layout of these systems can be carefully aligned with the overall logic, aesthetic and re-design of the residence.
From an interior design perspective, every inch of the estate is being gut renovated with new high end finishes. A luxurious selection of Marble, Travertine and Natural Stone slabs are being applied to new fireplaces, bathrooms, walkways and terraces throughout. Currently, all new appliances, plumbing and lighting fixtures are being installed.
New closets, laundry rooms and several feature rooms including the Kitchen, Main Living Room, Study, Recreation Room and Gym are all being paneled in wood with meticulous detailing. All new glass and metal doors are being added to the space.
A fully functioning wellness spa is being built to include a massage room, steam shower, bathroom, sauna and cold plunge.
The swimming pool, exterior landscaping and all open and covered terraces are completely being redone to enhance the property’s value.
A tennis court is being added to the premises which includes geo-technical, civil and structural design in order to cantilever off of the steep landscape while following the strict regulations imposed by the Mulholland Community Review Board in addition to the Los Angeles County Department of Buildings.
